[!WARNING]
HCV waitlist is CLOSED as of May 2026. RHA is not accepting new Section 8 Housing Choice Voucher applications right now. Watch regionalha.org/programs/housing-choice-voucher for reopening announcements. Other RHA programs (project-based vouchers, ag/cannery worker housing, Homes2Families) may still be taking interest.
What this is
Regional Housing Authority (RHA) is the public housing agency that runs Section 8 / Housing Choice Voucher and several other affordable-housing programs across Sutter, Yuba, Nevada, and Colusa counties. If you live in Nevada County and you're looking for Section 8 rental assistance, RHA is who you apply to — there is no separate Nevada County housing authority.
For full eligibility, income limits, and how the voucher math works, see the dedicated guide on this site: <page url="Section 8 Housing Choice Voucher" />.
What RHA actually offers
- Housing Choice Voucher (Section 8) — rental subsidy you can use with any private landlord who'll accept it. Waitlist currently closed.
- Project-Based Vouchers — subsidized units in specific RHA-managed buildings; you apply directly to the property.
- USDA Rural Development housing — rentals for current or retired farmworkers, cannery workers, and rural low-income families.
- Homes2Families — low-to-moderate-income homeownership program with the City of Yuba City (Yuba/Sutter focus, not Nevada County).

If the waitlist is closed, what now
- Get on other housing waitlists in the meantime — most have separate lists. Sacramento, Placer, and Yolo housing authorities sometimes open when RHA doesn't.
- For Nevada County specifically, also look at Nevada County Habitat for Humanity (homeownership) and local nonprofit rentals.
- Energy and utility help (LIHEAP, PG&E CARE) doesn't require a voucher and can free up rent money now.
